Mike Renting Tips and Future Livestream
So many questions from the viewers about renting a house or apartment in Dumaguete.
The rental Market in Dumaguete is going strong with many expats overpaying for rent. The main reason is it is so much cheaper than what you would pay for in your home country. You see a nice place fully furnished big 55” TV couch good bed and a hot water heater in the bathroom for $600 USD and you jump on it as a place you want to live. A one year lease with 2 month deposit and 1 month advance rent.
Tip #1 if you do not use a rental agent try to get the price down at least 10% if not more they landlord is not paying any commission so hope they past the savings on to you. On the lease try to use the deposit as the last months rent and have it in writing it will save you at the end of the lease.
Tip#2 remember to run the water and see that the pump works and the noise level on the pump is low also find out who will pay for a new pump if it breaks.
Tip #3 walk around and see how many outlets you have and try them all to make sure they work. You can use your phone charger
Tip #4 Cook gas make sure the gas lines have no cracks and not leaking. Does it come with the gas tank or do you need to get a new tank. If they have a tank you can just exchange the tank for a refilled tank when needed. If you need to get one ask the landlord who they use and maybe you will get a better price.
Tip #5 bedding and mattress buy your own if they look old and used.
Tip #6 internet and cable TV. Can you use the account that is in place or do you need to sign up for a new account. All new accounts have a 2 year contract with Fil Products
